• Where am I investing?
  You invest in Notes—securities that provide exposure to cash flows from the foreclosure (workout) of a non-performing mortgage loan (NPL) secured by a residential property in Spain. Each Note is linked to one specific property and its underlying foreclosure of NPL. The loan was originally issued by a regulated lender and later acquired by the Foreclosure Agent on the institutional secondary market at a discounted price. Notes are issued by a special-purpose entity within the Indemo group. The Foreclosure Agent repays the investment strictly based on foreclosure/workout results (e.g., when the mortgaged property is sold or the borrower settles the debt). When the Foreclosure Agent makes repayments, Noteholders receive payments from the Notes

• Is Indemo licensed by any financial authority?
  Indemo is an investment firm licensed and supervised by Latvijas Banka (the Central Bank of Latvia). License number 06.06.08.824/547. • How will I earn?
  You earn when the Foreclosure Agent recovers money from the mortgage debt (e.g., mortgaged property sale or settlement with the borrower). Recovered funds first repay your principal. Any remaining surplus is then split between investors and the Foreclosure Agent according to the profit distribution ratio (shown as “Interest” in the Note terms). Payouts may be partial and irregular and continue until the Note is fully repaid

• What fees are applicable?
  Investing on Indemo does not incur any charges. There are also no fees associated with opening an account, making deposits, or withdrawing funds.

• How do I pay tax?
  Indemo as a tax agent withholds tax from the interest payable from both Discounted Debt Investments and Mortgage Loans Investments at the rate of 5% if you are an individual and tax resident of EU/EEA; or at the rate of 25.5% if you are individual and tax resident of Latvia or another country (non-EU/EEA). We also urge you to check income taxation and declaration rules in the country where you are a tax resident.
