We have completed another successful repayment on Indemo, continuing our track record of real estate-backed recoveries.
This marks the 18th Debt Repayment in Indemo’s debt portfolio and the third repayment of 2026, reinforcing the reliability of our Discounted Debt model and the performance it continues to deliver to our investor community.
This time, €213,478 in principal and interest was repaid to investors from A97: House in Torrelodones (Madrid). This repayment affected the portfolios of 724 investors, representing 10.2% of all active Notes on the platform.
The annual average weighted ROI for this repayment reached 17.66% per annum, with individual annual returns ranging from 15% to 23% per annum, depending on when each investment was made.

At Indemo, every Discounted Debt investment is secured by real residential property in Spain. A97 was backed by a house in Torrelodones (Madrid), providing tangible collateral behind the recovery strategy.
The property is a residential house with a total area of 277 m², constructed in 2000. It is located in Torrelodones, a municipality in the northwest of the Autonomous Community of Madrid, approximately 29 km from the city of Madrid. The area is typically characterized as an affluent suburban residential zone, supporting stable end-buyer demand.

Recovery (exit) scenario 💼
This repayment was facilitated through a sale on the institutional debt secondary market, one of the key exit strategies in Indemo’s recovery model.
This case was featured in Behind the Flow Chapter 1, where we explained why it was progressing differently than standard enforcement cases. In short, the case entered the Opposition stage and required extra legal work, and court delays pushed the hearing from January 2026 to March 2026, so the legal team took additional steps to protect investor outcomes and keep the recovery on track.
Our servicing partners focused on strengthening the creditor’s position to succeed on the upcoming opposition hearing, which made the debt more attractive for sale with a margin on the institutional secondary market. While the case could have been held longer even until the organic recovery through the auction or property takeover, based on the Indemo performance model, the decision was made with investor benefit in mind and in line with our target return level of 15% p.a., aiming for the best possible returns within the shortest realistic timeframe. In this case, pivoting to a secondary market sale proved the most beneficial outcome for investors.
Timing and investor returns
Indemo’s target investment horizon is often referenced as 24 months, but discounted, mortgage-backed recoveries can vary, either shorter or longer, depending on court pace as well as creditor and debtor actions.
In A97, the case ran 33 months till the repayment. Even so, the target return outcome for investors was achieved, demonstrating the resilience of the model even in complex, delay-prone situations.
With the 18th repayment now completed, Indemo continues to demonstrate the resilience and consistency of its recovery pipeline. Each successful repayment not only reinforces investor confidence but also showcases the reliability of our real-estate-secured investment model.
