As part of our ongoing commitment to keeping our community informed, we’re sharing a special laser-focused update on two notable cases in our portfolio: J072 and J050.

These debts were originally published on our platform at the start of April 2025. At the start of October, both progressed to Court Claim Applied, marking the next step in the legal recovery process.

Today, we bring a new and exciting update, showing how our out-of-court settlement team successfully delivered results faster through alternative recovery flows—providing investors with a fast track to property sale while maintaining full transparency and control. In simple words both debts shifted from recovery flow 3rd stage to the last 17th recovery stage.

🏡 J072 - House in Vejer de la Frontera

Property Details: Detached house, 66 sqm, built in 1960. Located in a quiet residential area 12 km from the town center, primarily agricultural with limited local services.

Total Debt: €102 849
Appraisal: €73 924
Price: €43 000
Price to Debt (PTD): 41.8%
Price to Value (PTV): 58.2%

🏢 J050 - Apartment in Almeria

Property Details: Residential apartment, 86.21 sqm, built in 2008. Situated in a main residential area with sufficient services including schools, hospitals, banks, and shops. Good bus connectivity and inhabited mostly by local residents.

Total Debt: €183 670
Appraisal: €70 146
Price: €41 000
Price to Debt (PTD): 22.3%
Price to Value (PTV): 58.4%

What does it mean for investors

We have received confirmation from the servicing company that an Out-of-Court Settlement has been reached. The debtors have handed over property possession and keys, and both properties are now officially on the market for sale. The servicing company will make every effort to sell the property promptly for a price close to the price provided in the valuation report. 

This development is a perfect example of how Indemo’s alternative recovery flows can deliver results without completing the full legal recovery process. By resolving these cases out of court, our team was able to accelerate recovery and bring the assets to sale much faster than the traditional legal route.

As soon as properties are sold, it will be announced as a debt repayment event and settled with investors' accounts as we usually do on Indemo.
