Sixth Discounted Debt Repayment of 2025!
We’re keeping the momentum rolling into August with yet another successful repayment — the sixth one this year! This also marks the 11th Debt Repayment in Indemo’s history, a testament to the strength and consistency of our real estate-backed recovery model.
This time, €239,431 in principal and interest was repaid to our investors from the R008 – Apartment at Gran de Sant Andreu (Barcelona) debt. This repayment affected 804 investors, representing 9.8% of all active Notes on the platform.
The annual average weighted ROI for this repayment reached 16.39%, with returns ranging from 15.13% to 17.18%, delivering another strong performance for our community of investors.
🔦 Spotlight on the Repaid Debt: R008 – Apartment at Gran de Sant Andreu
At Indemo, every Discounted Debt investment is backed by real residential property in Spain, providing a tangible asset that supports our investors’ confidence in the recovery process.
R008 was no exception.
The asset is an apartment located at Gran de Sant Andreu Street, in the neighborhood and district of Sant Andreu, in the north of Barcelona. The district lies about 7 km from the city center and is a consolidated residential area with commercial premises on the ground floor. The property is part of a multi-family building constructed in 1979, reflecting the area’s mature urban character and stable demand.
This debt was first listed on 25 June 2024, at the Trial stage in our recovery flow. After 14 months of negotiations and strategic management, it reached full repayment on 18 August 2025, during the Opposition stage.
The exit scenario was an Out-of-Court settlement. A resolution was reached directly with the debtor, followed by the successful sale of the property on the open market. The property sale price is slightly lower than the property’s appraisal value, as the servicing company needed to settle and satisfy other outstanding creditors of the debtor as part of the settlement, enabling the sale to go through. Here the social responsibility policy element is reflected, as while Indemo investors refinancing the debt and earning appealing two digits returns, the debtor was fully recharged from the excessive debts above 370 000 euro, and now can start his life from the clean page. This outcome underscores the efficiency and flexibility of Indemo’s settlement strategies in maximizing returns while minimizing legal risks.
